Izinga the Suburb
Following on Tongaat Hulett Developments’ (THDev) successful delivery of the prestigious Izinga Ridge, the launch of the first phase of the neighbouring suburb of Izinga is imminent... “Izinga, which signifies an aspirational benchmark or level of achievement in the Zulu language, applies to both the gated communities of Izinga Ridge and to the new open suburb of Izinga. With sites ranging from approximately 600m2 to 1500m2, Izinga will feature homes within a broader price range which still meet THDev’s high standards of quality, design and management,” said THDev Development Director, David Jollands.
This open residential suburb, comprising an estimated 1923 units and a convenient shopping and service node for residents, lies just North of Prestondale, West of Izinga Ridge and fronts onto part of the Hawaan forest. Sectional title development sites are designed to include residentia densities of 20 to 40 dwelling units per hectare. Currently under sugar cane, Izinga consists of a series of ridges and wetlands. “A generous portion of the development will be rehabilitated to a natural state with indigenous planting. Much of the so-called wetland areas become wet only periodically, and provide attractive recreational space. These open spaces will be accessed via gently sloping walking, jogging and cycling paths. “Izinga will be an open suburb with security an integral part of the design and planning of the neighbourhood. Proposed security features include a camera surveillance system, mounted horse or quad bike patrols for the large open areas, as well as street patrols on car, bike or foot, ” added Jollands. The eThekwini Municipality and THDev are partnering to upgrade bulk services such as road improvements, sewerage and storm water management systems. A new substation was recently completed and a new reservoir is planned to service Izinga, as well as neighbouring communities. Access to Izinga was a key consideration in planning, and thoroughfares will be via Mahogany Drive, Campbell Drive, Wager Avenue and Preston Drive. Improvements to the road infrastructure, including the Herrwood Drive/Autumn Drive and Herrwood Drive/Umhlanga Rocks Drive intersections, will help to relieve congestion. “They will also improve access to and from the rapidly growing Umhlanga College,” Jollands said. The architectural style for Izinga is derived from the style of Izinga Ridge, and uses an earthy African colour palette, combined with Mediterranean/Balinese forms. Like all THDev developments, Izinga will have its own management associations to take care of issues such as security and maintenance of public spaces, ensuring that true to its name, this suburb maintains its high standards and provides residents with the lifestyle they aspire to.
